The first thing we mark on a car wash site is not the building. It is the path of a car: where it turns in, where it queues, where it stops to pay, where it enters the tunnel, where it exits, and where it parks to vacuum. If that path does not work on paper, no amount of equipment or finish fixes it later. Everything else on the site, the slab, the utilities, the drains, gets laid out to serve that line of cars.

Water first

A wash uses a large volume of water and sends a large volume of it to a drain. Trench drains along the tunnel, sand and oil interceptors, and a reclaim system that recovers and reuses a share of that water are the backbone of the job. Sizing depends on the equipment package and the throughput the operator expects, and discharge limits vary by city. We confirm the sewer capacity and the pretreatment requirements before the slab is drawn, because a reclaim pit that has to be added later cuts through a finished floor.

The equipment draws the building

For a tunnel wash, the conveyor and the wash arches set the tunnel length, the pit dimensions, the floor slope and the location of every sleeve and conduit. The equipment manufacturer's drawings arrive first and the building drawings follow them. Anyone who pours the slab before those drawings are final is going to cut concrete. For in-bay automatics and self-serve bays the same rule applies bay by bay: the equipment package decides the width, the height and the utility stubs.

The equipment room is its own coordination problem. Pumps, reclaim tanks, chemical storage and the electrical gear share a room that has to be sized for service access, ventilated and drained. We walk that room with the equipment vendor before framing.

Power and utility capacity

Vacuum stations, blowers, pumps, lighting and the pay stations add up to a service larger than the site's neighbors might have. We check available capacity with the utility early and get the transformer sized before equipment is ordered to a specific voltage. Compressed air lines and low-voltage runs to the pay stations and vacuum arches cross the site under paving, so they go in with the civil work, not after it.

Paving, drainage and the queue

The site is mostly concrete. Approach lanes, the queue, the exit and the vacuum area all take heavy traffic and constant water, so paving thickness and drainage slopes are engineered rather than assumed. The queue length is a business decision with a construction consequence: too short and cars back into the street on a Saturday, too long and the lot has no parking. Our own excavation and concrete crews carry the site work, which puts the slab, the paving and the drains on our calendar instead of a subcontractor's.

A wash lives on drive-by traffic, so the signage, the canopy and the sightlines from the road matter. The sign ordinance in each city limits height and area, and the canopy over the vacuum stalls counts as a structure. We bring those to the plan reviewer early.

The sequence that avoids rework

Utilities and drainage, then slab and pits, then structure, then equipment, then paving and site finish. Reversing any two of those steps costs money. The equipment installer's arrival date is the anchor, and the building has to be dried in and powered before that crew shows up. The finish line is the first car through the tunnel with the reclaim system running and the pay station taking cards.
