What we do for builders

We finish the inside of every home a builder releases: cabinets, counters, tile, paint, flooring, trim and fixtures, installed to the same spec whether it is lot one or lot fifty. Model homes and sales centers are furnished by our own FF&E crew, so the sales team has something to walk the day a section opens. Clubhouses and amenity buildings are finished the same way, ready before the first resident moves in. Small-lot and infill releases run through the same crews and the same schedule format as a large community.

How the job runs

We work in batches sized to the release, not one house at a time. A batch is scoped, scheduled and staffed together: cabinets ordered for the whole batch, counters templated in sequence, the finish crew moving house to house on one calendar. The model home and the sales center are pulled to the front of the batch so the sales team has a finished product before the rest of the release closes. Our project manager walks each home before it is called done and signs it off against the same checklist every time, so a home is never handed to the builder with an open item.

What moves the number and the calendar

Batch size is the first driver: a larger release lets material and labor move at a steady pace, while a small release carries more overhead per house. Finish level is the second: a builder’s standard package and an upgraded option package price and schedule differently at the same unit count. Cabinet and countertop lead times are the piece most likely to set the calendar, which is why we order for a batch as soon as the release is confirmed, not house by house. Material lead times and trade availability still matter, and we build a buffer into the batch plan for both.

The same finish on lot fifty as on lot one

A finish package drifts when the crew changes from house to house. Ours does not: the same crew and the same checklist run the whole release, so the home a buyer closes on in month eight looks like the model they walked in month one. A regional builder running several communities gets that same consistency at every site, not just the one we started on.

Frequently asked questions

Do you finish every home in a release, or just the models?
Every home. Cabinets, counters, tile, paint, flooring, trim and fixtures are installed to the same spec on every lot in the batch, not just the model home the sales team walks first.
How do you schedule a release?
In batches sized to the release, planned with the builder against the sales forecast. Cabinets are ordered and counters templated for the whole batch, and the finish crew moves house to house on one calendar.
What does my lender get from you?
One schedule and one draw report covering every batch in the release, in the same format every time, so there are never two versions of the same release described two different ways.
Can you furnish the model home and the sales center?
Yes. Our own FF&E crew furnishes the model home and the sales center so the sales team has something to show on release day.
