What we do

FF&E Installation

Furniture, fixtures and equipment received, staged, installed and punched by our own crews, so a property opens the week construction ends.

Most properties are not late because of construction. They are late because the construction finished and the furniture did not arrive, or arrived and sat in a ballroom waiting for an installer nobody had booked. We install the FF&E package with our own crews, right behind our finish trades, under the same owner who ran the renovation or the build.

Hotel case goods, soft goods, lighting, artwork and window treatments, floor by floor as rooms come back. Apartment clubhouses, leasing offices and model units. Restaurant dining rooms and bars. Office workstations, private offices and conference rooms. Retail fixtures and displays. Model homes and sales centers.

We receive and inventory against the purchase orders, stage by floor, install, set and level, remove the packaging and punch every piece before the room is photographed. Damage and shortages are documented the day they are found so the purchasing agent can act while there is still time.

What it covers

Receiving and inventory

Deliveries checked against the purchase orders, with shortages and damage reported the same day.

Staging by floor

Pieces staged in sequence with the construction so rooms are furnished the week they finish.

Install and set

Case goods, seating, lighting, artwork, mirrors, window treatments and equipment installed and leveled.

Punch and photo-ready

Every piece punched, packaging removed and the room cleaned before it is turned over.

One owner, one schedule

The same principal running the construction runs the install, so nothing falls between vendors.

Frequently asked questions

What counts as FF&E?
Furniture, fixtures and equipment: case goods, seating, beds, lighting, artwork, mirrors, window treatments, workstations, dining and lounge furniture, retail fixtures and displays, and the equipment that is not part of the building's systems. If it arrives on a truck after construction and has to be placed, we install it.
Do you buy the FF&E or just install it?
We install it. Purchasing usually runs through the owner, the brand or a purchasing agent. We receive against their purchase orders, report shortages and damage the same day, stage by floor, install, level, remove the packaging and punch every piece.
Can you install FF&E on a job you did not build?
Yes. Our FF&E crew works as a standalone service on properties where another contractor did the construction, or where the owner is refreshing furniture without any construction at all.
Why does having the builder install the FF&E matter?
Because the room is not back on sale until the furniture is in it. When the same owner runs the construction and the install, the furniture is scheduled into the same calendar and goes in the week each floor finishes, instead of sitting in a ballroom waiting for a separate installer.
