Stand at the dock face of a working distribution building at six in the morning and you will understand the design in about a minute. Trailers backing in, forklifts crossing the slab, conveyors humming, a yard jockey shuffling trailers around the court. Every one of those movements was decided on paper before the pad was graded, and the building either serves them or fights them for thirty years.

Site plan first, building second

On a storage warehouse the building drives the site. On a distribution center it is the reverse. The number of dock positions, the depth of the truck court, the trailer parking, the separation between truck traffic and employee parking, the guard shack and the queue at the gate: those get laid out first and the building footprint fits what is left. We work that layout in preconstruction with the operator's logistics people, because a court that is ten feet too shallow is a problem no amount of interior finish will fix.

The slab, the height and the power

Three elements of the building carry most of the operational risk. The slab has to be flat and thick enough for the racking and the lift equipment, with joint layouts coordinated to the aisle plan so forklifts are not crossing joints all day. Our concrete crews pour to the flatness spec the racking vendor requires and document it. The clear height has to match the rack elevations and the sprinkler design, and both have to be settled before the steel is ordered, because changing column bays or eave height after fabrication is a different building. The electrical service has to be sized for conveyors, sortation, charging stations for the fleet, office loads and future automation, and the switchgear is a long-lead item that gets ordered early.

Fitting the equipment into the schedule

Racking, conveyors, mezzanines and automation come from vendors with their own crews and their own lead times, and they need the building in a specific state: slab cured and clean, roof dried in, power live, sprinklers charged. We build the schedule around those handoff dates. Too early and the vendor is standing in a wet building. Too late and the operator's go-live slips, and in distribution the go-live date usually has a lease, a customer contract or a peak season attached to it.

Spec, build-to-suit and multi-tenant

A speculative building keeps options open: standard bay spacing, a court sized for a range of tenants, utilities stubbed for future demising. A build-to-suit locks everything to one operator and gets more efficient in exchange. A multi-tenant building has to give each tenant its own docks, its own service and its own access without the layout tripping over itself. The important thing is deciding which one you are building before the drawings are finished, not after, because the column grid, the court and the utility plan all follow from that answer.

Opening day for an industrial building

The finish line on a distribution center is not the certificate of occupancy. It is the first inbound trailer being unloaded on schedule. That takes the building final, the fire marshal's sign-off on the high-piled storage, the racking permit, the sprinkler acceptance test and the operator's own commissioning of its equipment, all landing in order. A principal of the company is on the site through that sequence, and the punch list is walked with the operator's facility manager, not sent to them.
