The landlord's slab was fine for the retail tenant who left. It was not fine for a platform where members would drop three hundred pounds from shoulder height, and the difference in cost between a boutique cycling studio and a strength facility in the same box starts right there, in the concrete. If you are budgeting a fitness build-out, the first question is not how many square feet. It is what kind of gym.

Concept sets the bracket

A yoga or barre studio with a wood floor, a small reception and one restroom per gender sits at the low end of the range. A cardio and machine gym with rubber floors, a stretch area and locker rooms sits in the middle. A strength and conditioning facility with lifting platforms, turf and heavy racks moves up, and anything with a pool, sauna or steam room moves into a bracket of its own. As a planning range only, one that varies with scope, location and year, fitness build-outs commonly land anywhere from a modest tenant-improvement number per square foot for a studio to several times that for a full-service club with wet areas. The concept, not the footprint, tells you which end you are near.

Floors and the slab under them

Rubber tile, poured rubber, sprung wood for group fitness, turf lanes and lifting platforms all carry different material and labor costs, and all of them depend on the slab being sound and level. Older retail slabs sometimes need grinding, leveling or partial replacement, and free-weight zones may need reinforced platforms or isolation to protect the building and the neighbors below. Our own concrete crew handles slab repair and platform pads, and our tile and flooring installers set the finished surfaces, so the floor is one scope on one schedule rather than three subs waiting on each other.

Air is the line item members feel

A room full of people exercising produces heat and humidity that a standard office HVAC calculation never anticipates. Undersized mechanical is the most common complaint in a new gym, and it is the most expensive fix after opening because it means new units, new ductwork and closing the floor. Size the system to peak class occupancy, add proper exhaust for locker rooms and wet areas, and expect mechanical to be one of the largest lines on the estimate for anything above a small studio.

Wet areas scale the budget fastest

Showers, lockers, saunas, steam rooms and pools add plumbing, waterproofing, tile, drainage, ventilation and, for pools, a specialized mechanical and code scope of their own. Each of these amenities is a decision with a budget attached, and the cost climbs quickly with the count. Our tile and stone crews do the wet-area finishes and our drywall and paint crews handle the rest, which keeps the waterproofing details in the hands of people who will still be on the job at punch.

Power, equipment and the first member

Rows of treadmills draw real power and need dedicated circuits. Racks and rigs bolt to floors and walls that have to be built for them. Audio, lighting scenes, access control and screens all need low-voltage rough-in before the walls close. Most of that equipment arrives late in the job, and setting it is a project in itself: receiving, staging, assembling, anchoring and punching. We install fitness equipment and furniture with our own FF&E crew, inside the construction schedule, so the floor is ready for members and not for an equipment vendor's next available date.

Opening day for a gym is usually tied to presales and a lease commencement, which makes the schedule the most expensive item nobody prices. Every week late is a month of memberships that never got sold and a month of rent on an empty box.
